Give each client type a page
- Property managers and landlords: unit turnovers, keys and lockboxes, before-and-after photos, invoicing.
- Real estate agents: clearing listings before photos or closing on a firm date.
- Offices and businesses: furniture, files and electronics, often after hours.
Show the paperwork you can provide
Many commercial clients and buildings ask for a certificate of insurance before work starts. If you carry the coverage, say you can provide one. If you itemize what you remove or take before-and-after photos, mention it.
Make scheduling predictable
Explain how far ahead you usually book, how you handle access and what happens if a date moves. Commercial clients value reliability over the lowest price.
Handle donations and disposal honestly
Describe what you donate or recycle when you can, and how you handle electronics and appliances, since rules vary by state. Avoid percentages you do not track.
Make the second job easier
A short repeat-booking form, a direct number and quick confirmations keep accounts coming back. Ask satisfied clients for genuine Google reviews; a review wall shows them to the next manager who visits.
